Booking & Cancellation

Submission of an inquiry or reservation request does not guarantee acceptance.
 

A Puerta Cerrada is a privately operated hospitality residence and reserves the right to approve or decline reservation requests at its sole discretion in order to preserve the nature, atmosphere and intended use of the property.

A reservation is considered confirmed only after the required payment has been received and written confirmation has been issued by A Puerta Cerrada.
 

Availability is not guaranteed until payment has been successfully processed and confirmation has been provided.

Rates may vary depending on seasonality, occupancy, special dates, length of stay and availability.
 

All rates are quoted in U.S. Dollars (USD) unless otherwise specified and are subject to change until a reservation has been confirmed.

Payment requirements will be communicated during the reservation process.
 

Depending on booking dates and reservation conditions, full payment or a deposit may be required to secure a reservation.
 

Failure to complete payment within the agreed timeframe may result in cancellation of the reservation request.

To protect the property and its contents, A Puerta Cerrada may require a refundable security deposit prior to arrival.
 

The security deposit may be used to cover property damage, missing items, excessive cleaning requirements, unauthorized guests, smoking violations, unauthorized events or any breach of the House Guidelines.
 

The security deposit does not limit guest liability. Guests remain financially responsible for damages, losses or costs that exceed the amount of the deposit.

Guests may cancel within 48 hours of making a reservation and receive a full refund, provided the scheduled check-in date is more than 14 days away.
 

Any non-refundable payment processing fees charged by third-party providers may be deducted from the refund amount.

​Reservations cancelled more than 14 days before the scheduled check-in date are eligible for a 50% refund of payments received.

Reservations cancelled within 14 days of the scheduled check-in date are non-refundable.
 

This policy applies regardless of travel delays, airline cancellations, weather conditions, illness, personal emergencies, changes in travel plans or any other circumstance beyond the control of A Puerta Cerrada.
 

No refunds will be issued for late arrivals, early departures or unused nights.

Requests to modify reservation dates are subject to availability and approval.
 

Approved modifications may result in rate adjustments based on seasonality, occupancy and current pricing.

Modification requests may be treated as a cancellation and rebooking request when applicable.
 

A Puerta Cerrada reserves the right to decline modification requests when availability does not permit the requested changes.

Guests who fail to arrive on their scheduled check-in date without prior communication will be considered a no-show.
 

No-shows are non-refundable and the reservation may be cancelled without further notice.

Guests are financially responsible for any damage beyond normal wear and tear.
 

Additional charges may apply for:
 

• Property damage.
• Missing items.
• Extraordinary cleaning requirements.
• Smoking violations.
• Unauthorized guests.
• Unauthorized events or gatherings.
• Violations of the House Guidelines.
 

Charges may include repair costs, replacement costs, restoration work, professional cleaning services, administrative expenses and any costs required to return the property to its original condition.
 

Applicable charges may be deducted from the security deposit and/or invoiced separately.

A Puerta Cerrada shall not be liable for cancellations, interruptions, delays or changes caused by circumstances beyond its reasonable control, including but not limited to natural disasters, severe weather conditions, government actions, travel restrictions, utility outages, labor disputes, public emergencies or transportation disruptions.
 

Guests are encouraged to obtain travel insurance to protect against unforeseen circumstances.

Approved refunds will be processed using the original payment method whenever possible.
 

Refund processing times may vary depending on financial institutions, payment processors and banking systems.

A Puerta Cerrada reserves the right to refuse service, deny entry, cancel reservations or terminate stays without refund when guests violate property policies, provide inaccurate reservation information, exceed occupancy limits, engage in unlawful activities or create disturbances affecting the property, neighboring residences or surrounding community.

By confirming a reservation, guests acknowledge that they have read, understood and accepted these Booking & Cancellation Terms and agree to comply with all policies established by A Puerta Cerrada.
